Jack Boyajian Profile
A graduate of the Wharton School of Finance and Rutgers School of Law, Mr. Boyajian is a licensed Real Estate Broker in the State of New Jersey. For the last 18 years he has been extensively involved in the management, sales and conversion of multi-dwelling, residential housing. Collectively, he has been directly responsible for the management of approximately 30,000 condominium and cooperative units. In addition, he has been involved in the conversion of more than 5,000 residential cooperative units into condominium dwellings.
Jack Boyajianâs extensive knowledge of finance, the law and the management of residential housing has given him a unique ability to address the various and intricate issues involved in the conversion process. Those that have dealt with him agree that he possesses a distinctive acumen and appreciation for this particular real estate specialty. He has successfully shepherded numerous cooperative to condominium conversions throughout the country and, in the process, established himself and his team as the leaders in this unique and challenging field.
âThere is no cookie-cutter approach because no two cooperatives are alike,â states Mr. Boyajian. âEach new property has to be investigated and reviewed individually and the conversion must be customized using data specific to the cooperative corporation. Financial statements must be thoroughly analyzed, mortgages, both the corporationâs underlying and the individual shareholders, must be examined and the concerns of the community must be considered.â
A father of four, Mr. Boyajian has a deep respect for community and family. âI will walk away from a project if I donât feel conversion is the best solution,â he says. âOnce a deal is done, we donât disappear. We administer a website for the association and I am always available for consultation. I want to point with pride to the communities Iâve worked with, not hide them under the carpet.â
Mr. Boyajian is a sought after speaker leading seminars in management, conversion and financial stability. He has been lauded for his ability to explain, in laymanâs terms, the intricacies and variables associated with co-op to condo conversion. It is this ability that has earned him the title âspecialist.â
