xorg doesn't start after cvs compiling: xterm not found

xterm is not built by default in recent Xorg CVS anymore, instead 
preferring that you download and build directly from the upstream
releases at http://dickey.his.com/xterm/xterm.html

If instead you'ld like to build the older version in the Xorg tree,
see the instructions in xc/config/cf/xorgsite.def
