Description:
when using HYPERLINK function within a text it includes all the cell content.


Steps to Reproduce:
1. choose any cell and start typing ="blah blah blah" & HYPERLINK("any link")
2. try to click on the link

Actual Results:
all the cell content will be considered a link

Expected Results:
only inside HYPERLINK function should be considered a link


Reproducible: Always
